Gafcon Completes Homeless Shelter
CAMARILLO-San Diego-based Gafcon has
completed construction management for a $1.3 million homeless
shelter in this Ventura County city. The project included
a 20,000-sq.-ft. renovation of the RAIN Transitional Housing
Project, a homeless shelter in Camarillo.
Christy Madden was the county's program administrator. Lauterbach
& Associates of Ventura served as the architect.
The renovated building replaces the former RAIN Transitional
Housing Shelter, located 2 mi. away on county property. The
scope of the project included interior demolition and renovation
of a two-story, Spanish-style, concrete building that was
formerly part of the Camarillo State Hospital. The building
encompasses a commercial kitchen, dining room, office space,
counseling and program rooms, and dormitories to house as
many as 90 residents.
Gafcon provided construction management, contract documents
and volunteer coordination of the project.
Due to funding constraints, project volunteers included members
of the community, shelter residents and the Seabees (a Navy
construction team). Gafcon employees pitched in to work on
the project, too.
In addition to providing meals and shelter, RAIN provides
programs such as career counseling, job placement and life-skill
classes.
Snyder Langston Begins $17 Million Expansion
LOS
ANGELES-Snyder Langston, an Irvine-based general contractor
broke ground last month on a 123,000-sq.-ft. replacement for
Midnight Mission.
The Mission is an independent, social service agency that
is relocating within downtown to Sixth and San Pedro streets.
Los Angeles-based Gin Wong Associates is the architect for
the $17 million project. David Bentley, the representative
for the owner, Midnight Mission, said the project has a number
of hurdles to overcome. These challenges include archeology
oversight during excavation, partnering with police to ensure
site security, the transfer of unique equipment and supplies
from the existing Mission and the coordination of new donated
construction materials from various agencies and the building
trades.
Snyder Langston is providing preconstruction services, value
engineering and general contracting for the 93,000-sq.-ft.
shell and core of the three-story facility. The project will
include one level of below-grade parking, steel columns, concrete
walls and an exterior featuring a combination of smooth and
split-face concrete-masonry units.
"The expanded facility will triple our current services,"
said Larry Adamson, president of Midnight Mission.
In addition to a food kitchen, dining >> room, and
rest rooms, the Mission will include off-street meeting areas,
office space, warehouse space, classroom training facilities,
a library, dormitory area for 300 and gymnasium.
The Midnight Mission is a non-profit organization supported
entirely by contributions from the general public; it is dedicated
to providing a vehicle for the residents of Skid Row to get
back to mainstream life.
Johnson & Jennings Completes Pet Project
LA JOLLA-San Diego-based Johnson & Jennings General Contracting
has completed tenant improvement construction for Muttropolis,
a high-end boutique that caters to pets and their owners.
The construction cost for the 1,533-sq.-ft. project was $60,000.
Johnson & Jennings installed custom stone floor tiles,
redwood decking, custom millwork and display cases.
Retail design was provided by The McCulley Group.
Subcontractors included Howard's Rug, Qualtec Electric, B&B
Acoustics and Quality Painting.
Artimex Iron Tops Out Solana Beach School
SOLANA BEACH-Artimex Iron has topped out steel on the $9.8
million campus for the Solana Beach School District's sixth
elementary school.
The 10-acre school-being built by San Diego-based Barnhart
Inc. and designed by the San Diego office of HMC Architects-
is scheduled to open in late September with an enrollment
of 550 students in grades K-6.
The project consists of a two-story, 798,000-sq.-ft. building,
which will be separated into different wings.
Construction Begins on Industrial Building
OTAY MESA-Construction has begun on Trepco West, a 129,200
sq.-ft., build-to-suit industrial building being developed
by San Diego-based Paulus Enterprises Inc. The project is
located in the Ocean View Hills Corporate Center on Corporate
Drive in Otay Mesa.
Irvine-based Ware Malcomb is the architect. The general contractor
is San Diego-based TFW Construction.
The $3.8 million project will consist of 122,000 sq. ft.
of warehouse space, 5,000 sq. ft. of mezzanine office space
and 2,200 sq. ft. for a shipping/receiving office. The design
incorporates layered overlapping panels, patterned inlays,
metal canopies, angled entry panels and parapet variation
to produce a building with highly articulate facades.
Smith Consulting Begins Design for Pacific
Coast Steel
SAN BERNARDINO-San Diego-based Smith Consulting Architects
has design under way for a two-story, 69,000-sq.-ft. industrial
building for Pacific Coast Steel. The $4.2 million, build-to-suit
building will be located at the corner of Industrial Parkway
and Institution Road.
Construction is scheduled to begin in June with completion
slated for January.
Smith Consulting is designing the building to meet specific
needs of Pacific Coast Steel's fabrication operations. The
new facility will be a concrete tilt-up with surface parking.
The project also includes 14,800 sq. ft. of office space.
Pete Bussett is the principal-in-charge for Smith Consulting
Architects; Norman Barrett serves as project architect. Prime
Structural Engineering is the structural engineer and Partners
Planning & Engineering is the civil engineer. Alhambra
Group is the landscape architect.
Keeton Construction Begins Temecula Business
Center
TEMECULA-Keeton Construction Co. Inc. has construction under
way for a Kearny Real Estate Co. business park.
Smith Consulting Architects is the project architect.
The 72,800-sq.-ft. Remington Business Center is slated for
completion in July. The business park is designed for light-industrial
businesses that choose to own property.
Temecula-based Keeton Construction was retained by Kearny
Real Estate Co. LLC for the $4.5 million project. Project
work for Keeton Construction includes the shell construction
of six concrete tilt-up buildings and all site improvements.
Senior Apartments Completed on 14th Street
SAN
DIEGO-Construction has been completed on a $12 million senior
apartment project on 14th Street in this city's downtown.
Market Square Apartments encompasses 200 units in a five-story,
130,000-sq.-ft. building. The infill complex includes an underground
parking structure.
The project management team consisted of Chelsea Investment
Corp. and Senior Community Centers (co-developers), Dominy
& Associates Architects, Gafcon (construction manager)
and Wermers General Contractors.
Engineering for the project was provided by Structural Engineering
Solutions, Kruse & Associates (electrical) and McParlane
& Associates (mechanical).
Roel Completes Community Center
SAN MARCOS-Roel Construction Co. has completed the $2.3 million
San Elijo Hills Park Community Center in San Elijo Ranch.
The 7,000-sq.-ft. project consisted of a new community center,
a building with three restrooms and concession stand and renovations
to an existing chlorination plant.
San Elijo Hills is a 2,000-acre, master-planned community
in north San Diego County. The community's amenities include
a town center with retail stores and services. There also
will be public schools, parks with sports fields, hiking and
riding trails, and approximately 1,000 acres of open space.
Leon Hayden of Carlsbad-based San Elijo Hills Development
Company LLC was the construction manager. Architects BP Associates
was in charge of design.
Roel representatives included Donna Vargo (project executive),
Rob Netzer (project manager), Steve Erickson (superintendent),
Jason Hunking (project engineer) and Lynn Lieurance (project
coordinator).
