Construction Starts on
Oceanside Terraces
The San Diego office of general contractor Ledcor has begun
construction of Oceanside Terraces, a 186,500-sq.-ft. mixed-use
development in Oceanside's central business district.

Oceanside Terraces
will have ocean views and house two and three-bedroom
units, ranging from 1,600 to 2,600 sq. ft. A recreation
complex on the third level will include an outdoor barbecue,
spa, sauna and lounging areas (rendering courtesy of

Developed by San Diego-based Janez Development and designed
by Los Angeles-based Rothenberg Sawasy Architects Inc., the
project calls for a six-story building with 38 luxury condominiums
on the upper four levels, retail on the ground floor, office
space on the second level and two levels of subterranean parking.
The structure will have ocean views and house two- and three-bedroom
units, ranging from 1,600 to 2,600 sq. ft. A recreation complex
on the third level will include an outdoor barbecue, spa,
sauna and lounging areas.
Highlights of the building include a two-story arcade with
detailed trellises. Glazed concrete block will be used at
the base and throughout the arcade area. The commercial and
retail areas are conceived to attract professional service
firms, white tablecloth restaurants and high-end retailers.
"This imaginative type of mixed-use in the central business
district is distinctive and reflects the forward-looking development
policies of the city of Oceanside," said John Kocmur,
Janez president.
The development is planned for completion in the summer of
2006.
Roseville Energy
Park Gets CEC Approval
The city of Roseville and its electric department, Roseville
Electric, recently was given the go-ahead by the California
Energy Commission to build and operate a 160-megawatt electrical
generating plant. Roseville Electric officials anticipate
that construction of the energy facility will begin later
this summer.
The Roseville Energy Park will be a natural gas-fired, combined-cycle
electrical generating facility rated at a nominal net generating
capacity of 120 to 125 megawatts, with the ability to peak-fire
to 160 megawatts during the summer.
The project will be built on a 12-acre site in a 40-acre
city parcel, adjacent to and north of the Pleasant Grove Wastewater
Treatment Plant off Phillip Road. Construction of the plant
will cost between $100 million and $130 million and it is
scheduled to go online by spring 2007.
The Roseville City Council recently awarded the Power Island
equipment supply contract to Siemens. The equipment covered
under the contract includes two Siemens GTX100 (GT800) gas
turbine generators, two Vogt Heat Recovery steam generators,
a Siemens steam turbine generator and a steam condenser. The
contract includes technical field advisory support services
and start-up spare parts.
The engineering, procurement and construction contractors
that were pre-qualified in January to receive the RFP include
Lake Forest-based ARB and Black & Veatch of Overland Park,
Kan.; Gemma Power Systems and Parsons E&C of Needham,
Mass.; Kvaerner Songer, PMI and Power Engineers of Washington,
Penn.; and Lockwood Greene of Englewood, Colo.
The Roseville Energy Park became the first municipal power
plant in the state to be licensed this year. The facility
will generate about 60 percent of Roseville's electricity
needs.
Johnson & Jennings
Completes Law Office Renovation
San Diego-based Johnson & Jennings has completed the
expansion and remodeling of office space for law firm Gordon
& Rees on Broadway in downtown San Diego.
San Diego-based Jossy+Carrier Design Group was the architect
retained by Broadway 101, owner of the building.
The two-floor renovation included a 5,000-sq.-ft. expansion
to the existing 16,000 sq. ft. of office space on the 16th
floor, along with the addition of 21,000 sq. ft. of office
space on the 20th floor.
Design features of the remodeling project include new custom
patterned limestone, travertine and marble flooring in the
elevator lobby on the 20th floor. A new conference room, also
located on the 20th floor, was designed for video conferencing,
with special lighting and acoustical treatment, custom sliding
wood and glass doors, and custom mahogany millwork. New built-in
work areas on both floors are highlighted by travertine transaction
counters and accent paint colors. Montbleau and Associates
provided the millwork.
Barnhart Inc. Awarded CM Contract From
City of Chino Hills
San Diego-based Barnhart Inc. was awarded a construction
management contract to oversee construction of the 150,000-sq.-ft.
Chino Hills government center and community park.
Initial plans for the government center include a library,
police department, city hall and administration building.
Design is underway by Irvine-based LPA Architects. The center
is part of the proposed Shoppes at Chino Hills, a master-planned
development located at Grand Avenue and Peyton Drive that
will feature an open-air lifestyle retail center and residential
community.
The new park will include six multi-use ball fields, five
overlay soccer fields, two rest room buildings, concession
stand and playground. The city of Chino Hills is also including
two bullpens per ball field, two soft-toss batting cages per
field, additional parking, two gazebo areas, maintenance building/storage
yard and jogging/walking/biking trails.
Landscape architects from RJM Design Group completed the
final design of the new park. The existing park is being relocated
to make way for the Shoppes. Construction of the new park
will be completed prior to clearing the existing community
park.
Bycor Completes TI Job in Spring Valley
San Diego-based Bycor General Contractors and the San Diego
office of Ware Malcomb, an Irvine-based architecture, planning
and interior design firm, has completed a tenant improvement
project in Spring Valley for Southwest Fabricators.
The project is in the M58 Zone, an area coded for heavy industrial
activity. BCL Commercial Real Estate of San Diego was the
developer for the project.
Ware Malcomb provided full-service interior design for a
103,300-sq.-ft. corporate headquarters project that includes
10,500 sq. ft. of office and 83,000 sq. ft. of manufacturing
space.
Gafcon Begins $5.4 Million Project
Gafcon Inc., a San Diego-based construction management and
consulting firm, and the Glendale office of general contractor
PCL Construction Services recently broke ground for BWA Financial's
Klawiter Executive Plaza on San Elijo Road in Encinitas.
The $5.4 million project includes construction of a 14,739-sq.-ft.
commercial office building and 31,340 sq. ft. of below-grade
parking. Shultz Architecture Planning & Interior Design,
is the architect of record.
