Work Begins on 227-acre Redlands
Business Park
REDLANDS -- Infrastructure site work has begun at the 227-acre
Redlands Business Center.
The first phase of the business park will include a 47.5 acre,
1 million-sq.ft. facility for Salton Inc., a manufacturer
and distributor of kitchen appliances.
Bastien and Associates of Tustin is the architect and Oltmans
Construction Co. of Whittier is the general contractor. Thienes
Engineering of La Mirada is the project engineer and Urban
Environs of Redlands is the land planner. The project is being
developed by Western Realco of Newport Beach.
Work is now underway on streets, lights, utilities, curbs
and gutters at the development, considered one of the largest
projects of its kind ever built in Redlands. Completion of
this work is scheduled for October 2003.
Redlands Business Center, owned by Bixby Land Co. of Long
Beach, is located just north of Interstate 10 between Mountain
View Avenue and California Street.
Western Realco's plans include marketing fully-improved, 5-
to 55-acre parcels to users and build-to-suit projects.
"Our game plan from the outset was to complete the infrastructure
and market sites," said Gary Edwards, Western Realco
vice president. "We are monitoring the market, and I
anticipate that we will move forward with some speculative
development by year-end."
Edwards said that Western Realco will soon approach the city
with a variety of building plans.
"We expect to be prepared to move quickly when speculative
space is warranted. Meanwhile, we are immediately pursuing
build-to-suit opportunities," Edwards said.
With an estimated $150 million value upon build-out, Redlands
Business Center is earmarked for a wide range of mixed business
uses.

marketing agent for the center.
