Allergan R&D 3, Irvine

The 174,200-sq.-ft. research and development facility contains a 50,000 sq. ft., an interstitial/utility level; two levels of biology and chemistry research labs and an NMR lab with support office space; a 250-seat auditorium; and site improvements.

The structural-steel frame is on spread footings/grade beams with composite metal/concrete decks. The exterior wall consists of EIFS, brick, metal panel and window wall systems. Equipment additions and modifications were made to the existing central utility plant. A 600-ft. utility trench, containing mechanical piping services from the central utility plant to the building, was installed, and a pedestrian bridge tying the "R&D 3" building with the existing "R&D 2" building was erected.

Allergan hired Turner immediately after the A&E team was selected so that Turner could contribute its expertise in research and development buildings during preconstruction. Turner performed extensive cost and constructability reviews on all the major components of the building and its systems to help deliver a contract price within the owner's budget while meeting all of the space programming and quality goals.

The $51.7 million project's location-in the middle of a large corporate campus-presented many challenges regarding the safety of the owner's employees and the potential impact of the construction to the day-to-day operations on the campus.
Turner effectively planned and implemented a safety and logistics program that met these challenges. The construction of the building was masked from the owner's employees with the use of a unique wrap on the exterior of the building.

Midway through construction, the owner asked Turner to completed the 250-seat auditorium earlier than originally planned. Turner re-phased the construction schedule and delivered the auditorium two months ahead of schedule, which let Allergan host a major professional conference.
