Assisted Living Facility, Rancho Palos Verdes
The
Belmont Village Assisted Living facility is a 114-unit (one
to three bedrooms), three-story Mediterranean style building
on 4.9 acres.
The $13 million project is located on "Church Row"
in a prestigious residential community. Keeping the neighbors
content was a very important aspect to the project. W.E. O'Neil's
team leader, construction veteran Greg Pruett, served as community
liaison and kept the project going by adhering to strict noise
curfew restrictions and delivery times, etc.
The building construction is slab on grade, structural steel
with metal decking, tile mansard roof and plaster. The sitework
included substantial earthwork including some rock excavation,
a small exercise pool, parking on surface lots and landscaping.

The facility also includes a dementia unit.
The project suffered significant rain delays during the first
few months of construction.
To expedite scheduling, construction was sequenced so that
the second and third floors were completed before the first
floor began. Because the construction was completed early,
the FFE phase began after the general contractor completely
moved off the site. Despite initial rain delays, the project
was completed early.
