Construction began on the $27 million second phase shortly
after the opening of Chumash Casino Resort's first phase in
2003. The second phase included an 80,000-sq.-ft., 106-room
hotel, pool, first-class spa, meeting and recreational facilities
and a 427-space parking structure. The phase was completed
75 days ahead of schedule.
The Chumash Casino Resort was designed and built to generate
revenue for the Santa Ynez Band of Chumash Indians.
The construction issues started with a confined, 4-acre site
that greatly limited staging areas for cars, trucks and earthmoving
equipment. The staging areas had to be moved as construction
progressed.
"Everyone involved in the process-the
general contractor, the architect, the design consultants
and, most importantly, the owners-shared a teamwork
philosophy that carried them throughout the entire process.
Decisions were made effectively, costs were allocated
fairly and deadlines were met on every phase of the
project. In a few cases, certain aspects of the project
were completed ahead of schedule."

The new 200,000-sq.-ft. facility includes a gaming area with
table games and 2,000 slot machines, casino administration
offices and five dining venues.
Since breaking ground in July 2002, the design/build project
team-Perini Building Co., Thalden Boyd Architects and Summit
Architects Collaborative-oversaw construction of the facility
and finished three months ahead of schedule.
During the peak month, construction crews logged more than
57,000 man-hours. More than 9,000 people were involved in
the building process, including fabricators, suppliers and
craftsmen.
Additional challenges Perini managed to overcome included
minimal disruption to casino patrons while constructing the
hotel. Coordination and communication with the owner and operations
were key issues in establishing traffic plans and site circulation.
Perini also worked closely with public entities such as Caltrans
and the California Highway Patrol to keep traffic situations
minimal.
