The vision for the Garden View Medical Plaza was for a medical
office building that provided an efficient multi-tenant layout
while integrating major tenants into a cohesive, state-of-
the-art cancer treatment and healing facility. It also was
important to maintain a warm and inviting image to the community.
Despite the high land costs, stringent city planning requirements
and poor soil conditions, the coordination efforts of the
development, design, construction and tenant teams resulted
in a very successful project.
The financial achievement of the development was dependent
on maximizing square footage to offset high land costs and
the demanding parking requirements imposed by the city.

Michael Bennett of Ware Malcomb design a very efficient
building maximizing rentable space. They were very successful
in overcoming the many city-imposed design constraints.

The medical plaza is a 39,000-sq.-ft., two-story, concrete
tilt-up office building above subterranean parking.
Poor soil conditions that were incapable of supporting spread
footings, a result of underground drainage from the residential
development atop the site's adjacent hillside, were replaced
with 3-ft.-deep grade beams above slab. Two, 14-ft.-deep caissons-9-ft.
apart and at 26-ft. on center-support the buildings structure
above the subterranean parking.
The building's configuration accommodated the city-imposed
parking constraints, allowed for larger floor plates to maximize
rentable square footage, negated poor soil conditions and
even resulted in leftover space for outdoor patios at the
building and garage entrances, which softens the site.
