The first phase of Gateway Pointe Industrial Park is comprised of three concrete tilt-up buildings in a $110 million, five-building master plan. The buildings measure 613,375 sq. ft., 260,911 sq. ft. and 77,195 sq. ft. with 188 dock-high loading positions.

Prior to the project being approved, Oltmans Construction Co. was involved for two years with the Southwest Carpenters Pension Trust and CB Richard Ellis in municipal negotiations and development of offsite infrastructure to facilitate this extensive project.

Site environmental issues were identified early in the pre-construction stage that required resolution prior to the start of construction. Two environmentally protected waterways that run through the 72-acre site required the construction of up to 16-in.-wide box culverts. Since the streams were active year round, dewatering and subgrade stabilization were required throughout the course of construction.

Thienes Engineering designed the storm drain system to retain up to 1 million gallons of water on site in the event the public systems could not address the storm flows.

Utilizing flap gates and pressure manholes, the truck wells were designed to act as a large detention basin, reducing the threat of flooding adjacent public streets, which required a tremendous amount of planning and innovative thinking in order to overcome the relatively level terrain on which the project was constructed.

About 9 in. of rain during the winter required the implementation of separate crews to pump water and perform soil remediation. The crews worked overtime and weekends to maintain the project schedule. Oltmans also re-sequenced concrete pours and enlarged slab areas to provide added subgrade protection.

The first phase of Gateway Pointe Industrial Park, owned by the Carpenters Pension Trust, is expected to contribute considerably to the retirement benefits of thousands of union carpenter families and retirees in Southern California.
