Kubota Tractor Corp. Warehouse, Distribution
Facility, Lodi
This
17-acre, $7.8-million project is a complete design/build facility
to house Kubota Tractor Corp.'s Western Division Parts Warehouse
Distribution and Assembly facility for the 11 Western states.
The concrete tilt-up facility, designed by GBDH Design Group,
provides 20,000 sq. ft. of attached office space and 160,000
sq. ft. of warehouse/assembly facility. The project is located
in a fast growing industrial/warehouse portion of southeast
Lodi with easy freeway access and visibility. The building
is a standout feature in the otherwise "warehouse box"
industrial area complete with "pop-out" attached
offices, split-face CMU screen wall, automated gate access,
ample parking for 70+ full time employees and lush landscaping.
The project provided warehouse and office facilities for
parts warehousing, distribution and tractor assembly, including
complete construction of off-site improvements of two new
major streets, 133 parking spaces, a 50,000-sq.-ft. exterior
concrete slab area for tractor storage and distribution with
two access driveways onto two major roads.
One of the biggest challenges of this project was to maintain
the project schedule and ensure that the completion date was
not extended. With completion scheduled for spring and the
majority of construction taking place during one of the earliest,
rainiest winters in some time, Kubota was very concerned about
the delivery of the facility. Not to mention that the plan
review process from the city took three months longer than
originally anticipated by the city. As a result, construction
was not able to begin until late July 2004.
Kubota's product deliveries and initial warehousing was critical
to its seamless move from its former facility located in Stockton.
Spring is when Kubota generally increases its product inventories
and orders were placed well in advance to fill the new larger
facility. As a result, the company required that this additional
inventory be delivered to its new facility, thus requiring
usage of the warehouse area. The majority of these goods were
being shipped from Kubota's facilities overseas. Kubota had
to commit to allow use of the new warehouse for deliveries
and storage some 30 days prior to completion of construction.
This goal was accomplished without a single additional day
of lost shipping or receiving while construction was still
underway to complete the facility and deliver it for their
full use by Feb. 11, 2005.
